A Full Service Flat Fee or Discount Agent is essentially any Realtor who is willing to charge less than the status quo.

Now, home sellers can keep more of their equity when they sell, and not waste it on agent commissions. My goal is to provide the best service at the best price, and to ensure a successful transaction.

As a seller who advertises your property on the MLS, you are required to advertise and offer a buyer’s agent commission as a way to incentivize agents to bring their clients to view your property. However, the decision of what amount offered is entirely up to you. Typically, the market rate for a buyer’s agent commission is 2.5-3%. If a licensed real estate agent brings a buyer that successfully closes on your property, you would be responsible for paying this commission. The commission payment will be due at the closing table and is based on the advertised commission rate. Unfortunately, MLS rules require that the commission rate cannot be negotiated on a contract with a buyer or the buyer’s agent, so it is very important to consider these fees when pricing your home.

Keep in mind that the commission you offer to buyer’s agents can impact their level of motivation to show your property. This factor is worth taking into consideration when setting your pricing and sale objectives.

In many cases, communication from a home seller directly to interested parties (like buyers, agents, title companies) can be more efficient than coming from me. This can save everyone a lot of time and improve efficiency. 

This is most common after the contract has been executed, and the buyer and seller may need to communicate about concerns of the inspection/repairs, non-realty items such as furniture sales, move-out details, utility transfers, and other questions about the property after the sales contract has been signed.

If I receive questions about the property that I am not equipped to answer, or if it’s better if the home seller handle it directly, I will be passing along that task to the home seller for their response.

The buyer’s inspection process, negotiating repairs, and updates on the repair status before closing is something that may need a more direct involvement by the home seller. 

Open House – An open house can easily be advertised on the internet, please just let me know with several days advance notice. However, either the home seller, or someone the home seller knows and trusts, must host the open house. Open house signs can be purchased online or at the local hardware store.

In my opinion, professional photography is perhaps the most important marketing aspect that a home seller should consider. 

Unfortunately, with the low cost of my $399 listing plan, the cost of professional photos are not included.

However, I can still help you in other ways.

There are two options:

  1. Seller pays for their own professional photography, and will send the photos to me to add to the listing.
  2. Seller will take their own photos and upload them to me. I will have my professional photo editors enhance the photos at no additional cost to the seller.
 
Any other optional photo editing service, like virtual staging and item removal, would be an additional cost paid by the home seller.

After selling hundreds of homes, I’ve come to realize that the home selling input process can be streamlined using simple input forms. I have an easy to use document management system for electronic signing and property input process. However, if you are ever having any technical issues, you can always call me.

After the Listing Documents (Listing Contract) has been signed, I will FedEx the yard sign, sign stake, and combination lockbox. You will set the combo lock 4-digit code. There is no cost to the home seller for shipping, and these items are yours to keep. I will not ask that the items be returned.

All major MLS associations in Texas use Showing Time (formally Centralized Showing). This showing service makes it incredibly easy for Agents to schedule showings, and also easy for Sellers to manage the showings. This service is included at no additional cost.

All closings in Texas are handled by a Title Company. The title company will process the buyer’s funds at closing, and make distributions to all parties. This is when a property is officially sold, and keys are exchanged. The seller will receive their money, as well as any brokers/agents involved in the transaction.
